postponing (closing until june 4) and Pass (as in the inspection with basic colors, they weren't exactly flying colors as we need a new roof PDQ but it still passed. they also said we need some sort of seismic strap on our water heater and something else i'll remember as soon as i hit "publish") :)
p could also be for paint, as they replaced the airconditioner last year and there is something that connects to the house (which has real wood siding) that wasn't painted underneath and now shows...

As I'm sure everyone else is telling you, some of the stuff that was noted in your inspection you can use as a bargaining tool with the sellers. Our homes "master" bedroom didn't have a single outlet that worked. And even though we had essentially closed the deal, our real estate agent told us to tell them that we wouldn't buy the house if they didn't fix it. Unless the house is being sold As Is. If not, see if the are willing to paint where it needs it, and put that strap in for your water heater, and maybe even do the roof. When my parents sold the house I grew up in, the buyer said that they would buy the house if they replaced the roof. They didn't require them to do anything else.
